Full service design

Full service, drawings to the last pillow.

One team runs the whole house. You make the decisions. We draw it, bid it, watch it get built and install the furniture in a single day. Design fees from $35,000 to $120,000, written down before we start.

Who this is for

You just bought the house, or you have lived in it for fifteen years and every room is a little wrong. You want it done once, properly, by people who will be there for all of it.

Full service means we are responsible for the result, not just the drawings. We lead the design, run the bids, sit in the weekly site meeting, answer the contractor, order every piece of furniture, inspect it when it lands and install it. You get one weekly note and one person to call.

Most full service houses are 2,000 to 4,500 square feet. Construction budgets usually run $250,000 to $900,000 on top of the design fee, depending on how much gets moved.

Phases

Six phases, nine to fourteen months.

Each phase ends with a decision and an invoice. You always know where you are.

The fee

$35,000 to $120,000, and why the range.

A 2,000 square foot house where the kitchen and two baths move sits at the low end. A 4,500 square foot house where every room is touched and the furniture budget passes $300,000 sits at the top. We quote a fixed fee after the first walk, split into six invoices that match the phases. No hourly surprises.

Furniture is billed at our trade cost plus the furnishing fee. You see every invoice from every vendor. We do not take hidden commissions.

If you only need part of this, look at kitchen design, renovation design or furnishing on their own. If you are not sure, the two hour consult settles it.
