Furnishing

Furnishing a finished house.

The construction is done and the house still echoes. We plan every piece, buy it at trade pricing, inspect it when it lands and install everything in one day. Fee is 25% to 35% of the furniture budget.

Who this is for

You moved in six months ago. The rooms are painted, the floors are right, and you are still eating at a folding table because every sofa online looks the same.

Furnishing is the part most people think they can do alone and most people stall on. The sofa is twelve weeks out. The rug is the wrong size. The dining chairs arrived and two are damaged. We do this every week, so we know which makers ship on time, which fabrics survive a dog, and how to get a 112 inch sofa through a 36 inch door.

Furniture budgets in our projects run $60,000 to $300,000 for a whole house, and $15,000 to $45,000 for one or two rooms. Our fee sits on top of trade cost, and you see every vendor invoice.

Trade pricing and the fee

Our discount is yours. Our fee is written down.

Trade showrooms sell to designers at 20% to 40% below retail. Many designers keep that difference and call it free design. We pass trade pricing straight to you and charge a fee of 25% to 35% of the furniture budget instead. On most projects you end up near retail for the furniture and get the plan, the sourcing, the receiving and the install for the difference.

The fee is 35% on budgets under $50,000, 30% up to $150,000 and 25% above that. It is fixed from the approved budget, so it does not grow if you change your mind on a chair.

Furnishing is included in full service design. If the house also needs work before the furniture, start with renovation design or a consult.
