They drew the kitchen for six weeks before we picked a single thing. I was impatient. Then the bids came in within four percent of each other and I understood.

The install took one day. We went to lunch and came home to a house. I still open the kitchen drawers just to feel them close.

Rosa answered our contractor's questions before we even saw them. We never got the 7am call. For a renovation with two kids in the house, that was the whole thing.

We booked the consult expecting a sales pitch and got two hours of straight talk. The written plan told us to do the baths first and skip the kitchen for two years. Nobody else said that.

The drawing phase ran two weeks longer than they said. The house is perfect and the build had zero surprises, so I forgive them, but I wish the timeline had been honest on day one.

Jun taped the kitchen plan to our floor at full size and we walked it. We moved the island eight inches that afternoon. That eight inches is the reason two of us can cook now.

Every vendor invoice came to us at trade cost. I checked. Their fee was exactly the number on the proposal. In a year of writing checks that was the only one that never changed.

They told us limestone would stain. It stained. We love it. They were right about the brass too. I have stopped arguing with Elena about materials.

We had a finished house and a folding table for eight months. Theo had the whole place furnished in a Saturday. The rug fit. The sofa fit through the door. I did not have to think about any of it.

What they have in common

Nobody mentions the sofa.

Read the nine again. People talk about the drawings, the bids, the install day and the phone calls they did not get. Almost nobody talks about how the rooms look, which is how we know the rooms work. A room you keep noticing is a room with a problem.

The four star review is in there on purpose. The drawing phase did run long on that project. We changed how we estimate it afterwards, and we now say sixteen weeks for a whole house instead of twelve.
